Subject: Introducing Your New Neighbor and Developer for Phase 3!

Hello Fox Valley Man Caves Homeowners,

I’m writing to you today with some exciting news. My company, Wildflower Development, has officially taken over the Declarant Rights for your project from JJJ2. This means we’ll be leading the development of the upcoming Phase 3, and I couldn’t be more thrilled about it!

But more importantly, I wanted to reach out and introduce myself personally. Wildflower Development has acquired a long-term unit in the neighborhood, and we’re looking forward to being your neighbors for many years to come. Our plan is to use our unit as our local office and for storage.

I know that the idea of a new developer and a construction phase can raise some questions, and I want to be completely transparent about who we are. We build over 60 homes annually and currently have 40 homes under construction. My goal is to use all of our expertise to make sure Phase 3 is completed smoothly and beautifully for everyone.

We truly care about being good neighbors, and we want to ensure that our construction process has as little impact on you as possible. Here are a few things we plan on doing to be respectful of our shared community:

  • Mindful Access: We’ll be restricting all construction traffic to the east road only, keeping our heavy vehicles away from your units.
  • Keeping it Clean: We are committed to sweeping the streets regularly throughout construction to keep dust and debris to a minimum.
  • Fixing What We Touch: If our work causes any damage to the existing road base coat, we will repair it at our own expense.
  • Signage: We are going to be placing signage at the entrance to limit “public curiosity” and access.
  • A Beautiful Finish for Everyone: To ensure the whole neighborhood looks perfect, we’d love to partner with the HOA to coordinate the final asphalt coat for all three phases at the same time. This will help us all benefit from better buying power!

I am eager to work closely with the Board and the community. Our top priority is to build a positive, long-term relationship. In addition to myself I’d like you to meet my team running the building show.

Patrick Burns is our onsite foreman helping keep our project on track, managing dirt work, and helping sub contractors from time to time. His contact info is below for any concerns on the day to day of trucks/dirt on the road etc.

Jen Frommer is our project manager, she lives in Illinois but travels up here frequently! She helps manage all the subcontractors, coordinate materials, keep crews and state inspectors in check. In addition she does the scheduling and dealing with the paperwork and other issues as they come. She’s a great asset to any team and you’ll be happy to see her in the neighborhood
